Roof Inspections in Macclenny, Down to the Nail Line

We check the parts of your roof that decide how long it lasts: flashing, fasteners, pipe boots, valleys and the decking underneath. You see photos of each finding and hear plainly which items need work soon, which can be watched and which are in good shape.

What a Real Roof Inspection Looks At

Most roofs do not fail across the whole surface. They fail at the edges, where a piece of flashing was bent too short, a nail sits crooked or a pipe boot has dried out and split. A quick glance from the driveway will not catch any of that, so we get on the roof and into the attic.

An inspection is the right call when something seems off and you want to know why, when a storm has passed through, or when you simply want to know how much life your roof has left before you plan for it. If everything checks out, we tell you so and leave it at that.

What We Check on Your Home

  1. 01

    Shingles and granule wear

We look for curling, cracking, lifted tabs and bald spots where the granules have washed off. Heavy granule loss leaves the asphalt exposed to sun, and in a Florida summer that ages a roof fast.

  2. 02

Flashing at walls, chimneys and valleys

Flashing is where small installation shortcuts show up first. We check that it laps the right way, is sealed and fastened properly, and has not pulled away from the wall or chimney.

  3. 03

    Fasteners and nail pops

Nails driven high, crooked or too deep let shingles loosen in wind. We look for nails backing out and pushing up through the shingle above them.

  4. 04

    Pipe boots, vents and ridge

Rubber boots around plumbing vents crack with age and are a common leak source. We also check roof vents and the ridge cap for gaps and loose pieces.

  5. 05

The attic side of the decking

Up in the attic, we study the underside of the boards for stains, wet insulation, pinholes of light and spots that flex under a hand. That view often explains more than the shingles do.

  6. 06

    How water leaves the roof

When gutters overflow or pull away from the fascia, rain can back up behind the drip edge and soak the lowest row of decking. We write down what we see so you can decide whether gutter work is worth doing.

Signs It's Time for an Inspection

  • Brown marks overhead

A ring on your ceiling, even a faint one, means water found a way in. The entry point is often several feet uphill from the mark, so we follow it from the attic side.

  • A strong storm just passed

Wind can lift shingles and break their seal without tearing them off. Our post-storm inspections are free, and they are worth booking before the next heavy rain.

  • Grit where the water drains

Coarse, sand-like specks piling up in the gutter troughs or on the ground below a downspout are granules coming off your shingles. Once enough wash away, the asphalt underneath starts baking in the sun.

  • Your roof has some years on it

If you are not sure how old your roof is, or the last work was done by a previous owner, an inspection gives you a clear starting point for planning.

  • Buying, selling or renewing insurance

Insurers and buyers often want to know the condition of the roof. A documented inspection with photos gives you something solid to show them.

How Your Inspection Visit Goes

  1. 1

    Set a visit by phone

Tell us what you have noticed and roughly how old the roof is. We then book a technician visit at a time that suits you.

  2. 2

    A walk around the outside

Our technician starts on the ground, looking at the roofline, gutters, fascia and any spots where water stains or sagging show from below.

  3. 3

On the roof and in the attic

We go up and check flashing, fasteners, vents, valleys and shingles, then look at the decking and insulation from the attic side. We take photos as we go.

  4. 4

We go over what we found

Before we leave, we show you the photos and explain each item in plain words. If repairs are needed, we give you a free estimate and tell you honestly whether a repair will hold or whether roof replacement is the better long-term choice.

What Affects the Cost of Any Work We Find

The inspection visit itself is free, and so is the estimate that comes with it. If we find something that needs fixing, the price depends on what is actually wrong and how much of the roof it affects. Financing is available for larger projects.

What we find under the surface
A cracked pipe boot is a small fix. Soft or rotted decking underneath means boards need replacing, and that adds to the job.
Roof material
Asphalt shingles, metal roofing and other materials each need different parts and techniques to repair correctly.
Pitch and access
Steep roofs and hard-to-reach sections take more safety setup and more time.
How widespread the problem is
One loose area is a targeted repair. Damage spread across several slopes may point toward a larger project, and we will explain the tradeoff.
Whether a claim is involved
Wind or hail damage may be covered by your policy, which can change what you pay yourself. We can meet the adjuster on your roof and point out each damaged area so the scope matches what is really there.

Roof Inspection Questions

How much of my day should I set aside?

For most single-story homes, we are finished in about an hour, from the first walk around the yard to going over the photos with you. A bigger or steeper roof, or a cramped attic, stretches that a bit. We take the time it needs, since the small details are the reason we are there.

Do I need to be home?

It helps if you are, since we like to check the attic and walk you through the photos at the end. If you cannot be there, let us know when you call and we will work out the best way to share what we found.

Will you just try to sell me a new roof?

No. If your roof is in good shape, we will tell you. If a repair will do the job, we recommend the repair. We only bring up replacement when the condition of the roof makes it the sensible choice, and we show you the photos so you can see why.

Is a post-storm inspection different from a regular one?

We check the same parts of the roof, with extra attention to lifted shingles, broken seals and debris impact. Post-storm inspections are free, and our photos can help when you file a claim. We also work directly with your insurance adjuster on storm damage claims.

What happens if you find a problem?

You get a free, no-obligation estimate for the repair, explained line by line. Repairs we do are backed by our 5-year workmanship warranty, and our team is PGT certified. There is no pressure to book anything on the spot.
